TYPES OF SERVICES:

FHA Appraisers
Effective October 1, 2009, ALL roster appraisers must be state certified in order to conduct appraisals for FHA insured mortgages.

Residential Appraisals
Comprehensive residential appraisals of single family and multi-family homes, and condominium apartments, for mortgage, tax, and other purposes. We provide fast and professional form and narrative reports, field and desk reviews and other products designed to meet specific needs of lenders, attorneys, developers, and owners.

Divorce Appraisals
The first step in deciding "Who gets the house?" is getting an accurate appraisal.

Date of Death Valuations
There are many situations when you might need to know the value of a property on a specific date in the past, rather than when the appraisal was conducted. For estate tax purposes or disposition of assets of a decedent.

PMI removal
PMI Insurance (private mortgage insurance) is a cost added to the monthly payment of many mortgage loans. You may be able to get rid of it based on the equity in your home and reduce your monthly payment.

 

FHA MORTGAGEE INSTRUCTIONS:
Commencing October 1, 2009, all FHA-approved lenders must use state certified appraisers for FHA-insured mortgages. The appraiser assignment field within the Case Number Assignment screen in FHA Connection must be input with an appraiser who is listed as either certified residential or certified general on the FHA Roster for the state in which the property is located. If, on or after October 1, 2009, an FHA-approved lender enters an appraisal assignment into FHA Connection for a property from a FHA Roster Appraiser who is licensed but not certified in accordance with this Mortgagee Letter, the appraisal will be unacceptable for FHA-insured financing and a second appraisal, performed by a state certified appraiser, must be completed at the lender’s expense.

 NARRATIVE APPRAISAL REPORT

Industry standard forms are used for most residential appraisals, but narrative reports are prepared for complex residential and all commercial properties. All the reports contain facts and analyses of the subject property, the neighborhood, and the market. Most contain exhibits, including photographs of the subject and comparable properties, a detailed scale sketch of the subject, a map showing the subject in relation to the comparables, flood, zoning and several aerial maps showing the subject property and neighborhood area. All appraisal reports contain a Statement of Limiting Conditions and Appraiser's Certification.
